Problem

A family in Dallas looking to buy a place in Bucaramanga cannot tell a fair listing from a bad one.

There has been no dedicated experience for them — no dual-currency card, no bilingual advisor, no neighborhood context they'd otherwise need weeks to build up on their own. Local buyers are stuck with the same missing layer. The whole market has been transactional and cold because it's had to be.

The other trap is warmth. Most AI in real estate is a form wearing a chatbot costume — it asks for the buyer's budget in the first message. That is not how a trusted local friend opens the conversation, and it is the reason those advisors get closed.

Approach

The founder relocated from Texas to Floridablanca, Santander with brand instincts, a locked name, and a strategic framework — no design system, no AI layer, no consumer portal serving both markets. I used Intent-Centered Design to separate five buyer archetypes — Relocator, Local Upgrader, Investor, Explorer, Diaspora — and their very different trust thresholds. What each one asks first, what they never ask, and where the conversation is allowed to earn a personal question. From that map the advisor became a first-class navigation surface, not a bolt-on chat window.

The advisor is Reactive — it stays ahead of the buyer, observing the session, quietly building context across visits, and surfacing the property that matches intent. Prices in COP and USD sit on the same card. The answer comes back in the language the buyer just used. Local badges — estrato, VIS, VIP — mean the right thing to the right buyer without a glossary.

What it does

  • Meets the customer where they are — in the language, currency, and mental model they already use, without a toggle or a glossary.

  • Trust before ask — normal conversation first, trust second, the transactional question last. Never opens with budget.

  • Personalization that persists — the advisor remembers what the buyer cared about last visit; the relationship survives the tab close.

  • Explainability by default — every valuation shows its work, so a foreign buyer can tell fair from inflated without a broker to translate.

  • Removes friction from the specialized — local signals (estrato, VIS, VIP, m² vs sq ft) mean the right thing to the right buyer without a glossary in the way.
